2024 was another year of uncertainty and anticipation for participants in the global real estate capital markets. Optimistic predictions of a market rebound in ‘24 were squelched by persistently high borrowing costs and discount rates. Investment volumes continued to trend downward until finally stabilizing in Q3 when the Fed began to cut interest rates.
As always, some sectors fared better than others, with the boom in AI providing a boost to data centers and tight supply continuing to push residential rents higher.
At Altrio, we remained focused on supporting our customers and advancing our long-term mission to bring the real estate capital market online, improving efficiency and access to information for investors, lenders, sponsors and brokers. We made great strides in many areas, some of which are highlighted below.
A Better Way to Organize Market Intelligence
The ability to automatically extract and standardize market data from documents such as OMs, rent rolls, etc. has made Origin a powerful tool for capturing and mining information such as sales and lease comps.
With the introduction of Markets, Origin users gained the ability to bring together structured and unstructured data, documents and notes related to the markets where they operate (ex. "NY Industrial"). This gives them instant access to all of their market intelligence, so that they can analyze opportunities with absolute confidence.
A CRM Built For Real Estate Professionals
In 2024, Origin became an even more powerful tool for monitoring stakeholder engagement on each deal. The introduction of Deal Counterparties made it possible to associate Buyers, Investors, and Lenders with deals, giving deal teams a complete view of stakeholder involvement — from initial outreach to final agreement.
In addition, with the release of Activity Tracking users can now log all interactions with their contacts, including phone calls, emails, meetings, and notes, providing a centralized view of key relationships.
Institutional Process Automation
This year, Origin introduced numerous enhancements to workflow and task management, including Approvals, Conditional Tasks and Field Locking, providing the sophistication required to manage the complex and compliance-driven investment processes of the world’s largest global real estate investors.
We also improved the workflow user interface, making it easier and quicker than ever to track key dates and manage tasks through the complete lifecycle of a deal.
The World’s First Unified Deal Execution Platform For Brokers
At the end of the year, we launched a version of Origin designed to meet the unique needs of investment sales and mortgage brokers.
In Origin, brokers can manage their opportunities and active mandates from start to finish, in one system. They can automate data extraction from vendor documents, capturing market comparables, tracking buyer requirements and activity – and much more, without switching between numerous point solutions and spreadsheets.Coming next year: brokers will be able to launch marketing campaigns directly from Origin and push deals directly into the pipelines of thousands of the right investors and lenders.
